Can a resort in Goa own the beach in front of it?

No. A resort in Goa can own the land behind the beach, fence its garden and set out sunbeds on its own side of the line, but the sand and the sea belong to everyone. Fishermen, joggers and dog walkers use Morjim's tideline every day, and they are entitled to. So when a listing promises a "private beach", read it as "beachfront with direct access" and check what that means on the ground.

The label isn't always cynical. On a long, lightly used beach, the stretch in front of a resort can stay empty for hours, and that is what most people searching for privacy actually want. Trouble starts when you pay for exclusivity and find a busy promenade, or a beach reached across a road. Coastal regulation in India also restricts building close to the high-tide line. That is one reason beachfront properties here tend to be low cottages set back in gardens, not blocks on the sand.

How empty is Morjim Beach, really?

Morjim Beach is quiet by North Goa standards, but it is not deserted. The beach lies on the northern bank of the Chapora river estuary, looking across the water at Chapora Fort and Vagator. By road those beaches are 25–35 minutes away, because you loop inland over the bridge at Siolim, and that detour keeps most day-trippers from the Calangute–Baga belt away. Ashwem (2–3 km north) and Mandrem (6–7 km) continue the same unhurried coast. Early mornings are the emptiest hours. More people drift down in the late afternoon for sunset, which falls between roughly 6:00 PM and 7:10 PM depending on the month, and the Christmas to New Year week is the busiest of the year. From late December to March Morjim is also a protected Olive Ridley nesting beach, where forest staff fence nests and discourage lights and noise after dark. Which rooms put you closest to the sand?

The Luxury Cottages are the nearest thing Marbela has to sleeping on the beach. They sit among the gardens a few steps from the Arabian Sea, each with a private verandah. The Spa Villa Rooms are the most secluded inside, with a private outdoor spa area and an open-air shower, but they look onto gardens rather than water. That is true of most rooms here. The sea views you can count on are from Meso, the VIP Terrace, the AC Deck Lounge and the beach club.

So decide which kind of privacy you mean. A verandah near the sand gives you the sound of the waves. A Spa Villa gives you an outdoor space no one else looks into. Five habits that make a public beach feel like yours

Timing does most of the work, and a cabana does the rest.

• Walk early. The shoreline towards Ashwem is at its emptiest in the hours before the beach club opens at 11 AM.
• Take a cabana for the hot middle of the day. Cabana rates aren't published, so call or WhatsApp for the price on your date.
• Choose March to May for space. It is hotter, but the beaches are noticeably quieter than in peak season.
• Keep torches off on the sand after dark in turtle season. It protects the nests and keeps the night beach dark for everyone.
• Avoid the last week of December if quiet is the point. Check-out on 31 December isn't permitted at Marbela either.
